Fintown's Early Exit 2.0 Program offers investors the flexibility to exit their investments before the committed term under specific conditions. Fintown's Early Exit 2.0 Program provides investors with the flexibility to exit their investments before the minimum committed term under specific conditions. This program ensures liquidity options while maintaining fair financial terms for all investors.

Important: Please note that the current Early Exit 2.0 is not a secondary market, and the process is managed by Fintown.

Core Terms

✅ Minimum payout amount: €100 per project.
✅ Initial lock-in period: Exiting is not allowed during the first 6 months of the project.
✅ Processing time: Fintown requires up to 30 days to process the payout.
✅ Partial or full exit: Investors can choose to withdraw part of their investment or the full amount from a project.
✅ All accrued interest earned up to the exit date will be deducted.
Requests are allowed once every 90 days from the last Early Exit processing date.

Exit Policy and Fees

  1. Exit after 12 months - No fees (up to 50% of the outstanding principal of the project)

  2. Exit between 6 and 12 months - 10% fee (up to 50% of the outstanding principal of the project)

If you wish to exit more than 50% of the outstanding principal of the project, an additional 10% fee applies.

Terminology

  • Outstanding principal The total invested amount in the project up to date.

  • Requested principalThe amount requested for payout under the Early Exit 2.0 Program.

  • Project – A unique investment opportunity or LOT.

  • Accrued interest Interest that has accrued up to date, including interest that has already been paid.

  • Exit fee An additional Fintown fee applied to requests exceeding 50% of the outstanding principal of the project or/and for exits earlier than the 12-month investment period.

Formula:

Final Payout = Requested Principal - Accrued Interest - (Requested Principal × Exit Fee)

Less Expensive Scenario Example

  • Outstanding Project Principal: €3,000

  • Requested Principal: €1,000

An investor wants to exit a project with a 12% p.a. return after investing €1,000 13 months ago. The investment has accrued €130 in interest, making the total investment value €1,130.

Calculation:
Final Payout = €1,130 - €130 - (€1,000 × 0%) = €1,000

Most Expensive Scenario Example

  • Outstanding Project Principal: €1,500

  • Requested Principal: €1,000

An investor wants to exit a project with a 12% p.a. return after investing €1,000 8 months ago. The investment has accrued €80 in interest, making the total investment value €1,080.

Calculation:
Final Payout = €1,080 - €80 - (€1,000 × 20%) = €800
